Castagna Consulting Group provided Program Management Services to the developer of Dover Fields Marketplace. The project is a mixed use development on the Dover-Madbury, NH line. The uses include a new concept Hannaford Supermarket, a coffee shop, a medical office building, a branch bank, a multi-unit retail building, while the residential uses of 144 age restricted residential units, consist of single family, duplex, triplex and congregate care buildings and a proposed 60 unit senior independent living facility. The first phase was completed in November of 2007. Hannaford’s new concept supermarket was the first phase of the project. The other sites were prepared for future build-out in a future phase.
Hannaford Bros. new concept store is thought to be a template for grocers’ future store designs. At 36,000 square feet, it’s about a third smaller than traditional Hannaford stores and six times smaller than the Wal-Mart Supercenter in Plymouth’s Colony Place. But the store has a clever layout that makes shopping easy. Cream and half-and-half are located next to the coffee section, for instance. Shoppers enter a single lane that feeds five check-out aisles, eliminating the frustration of picking the slowest moving line. And a “go cart curb service” caters to shoppers with 25 or more items, who can leave their cart with employees who check out items, bag them and carry them out to the customer’s car. A wireless device processes a shopper’s payments. In this way, the store emulates the airline industry’s model of giving frequent customers preferential treatment.
Paths (designed for both Segway and bicycle use) and sidewalks connect the residential units with the retail marketplace to make the entire development function together.
